Real Estate Photographers Guide

Inside Your Home

  1. De Clutter and depersonalize the home as much as possible. Family photos should be put away.
  2. Remove any seasonal decorations that can and will date your photos.
  3. Deep clean, dust and sweep all surfaces.
  4. Make and stage all beds, arrange pillows
  5. Clear and clean the kitchen sink and put away all the dishes.
  6. Make Sure all Ceiling Fans are clean, dust free.
  7. Clean all lighting fixtures.
  8. Clean and polish all wood floring.
  9. Clear all kitchen counter tops and put away small appliances.
  10. Clear all bathroom counter tops and put away all personal items.
  11. Remove all shampoos, conditioners, body-washes, etc. from the shower.
  12. Put out the nice staging towels.
  13. Hide all trash cans.
  14. Remove all personal decorations from the appliances
  15. If there are pets, remove all food/water bowls, pet beds, and pet toys.
  16. Clean and close all toilet seats and lids
  17. Replace any and all burned outlight bulbs.
  18. If possible make sure all light bulbs are the same color temperature.
  19. Stage the dining room and kitchen tables.
  20. Remove all nonessential furniture items.

Outside Your  Home

  1. Have the lawn freshly mowed. Walkways free of trimmings and prune trees if needed.
  2. Clean up after any and all animals
  3. Store garbage cans, hoses, bikes etc.
  4. In snowy climates,shovel snow from walkways, driveways, patios, decks when necessary.
  5. Open the umbrellas on any patio sets.
  6. When in season, uncover the pool and make sure it is crystal clean.
  7. Remove all seasonal/holiday items.
  8. Detail Clean around all door frames.
  9. Wash and clean all of the homes glass to be streak free.

The Day Of Photos

  1. Turn on all home interior lights and turn OFF all ceiling fans.
  2. Power off all televisions, computers and digital picture frames.
  3. Open all blinds, and curtains to let in as much natural light as possible
  4. Remove cars and vehicles from the driveway and the street in front of the home.
  5. Make sure garage doors are closed and clean.
  6. Please move pets, away from all rooms being photographed.

By completing all of these steps you ensure your house will look its absolute best and with our photos it will shine on the MLS and create a lasting first impression.
